Residential Sales Comparison and Income Approaches

NRPAB #: QE21406- L/CR006. This course is designed to provide the student with a comprehensive knowledge of the development and application of the sales comparison and income approaches in residential appraisal assignments. The course begins with how the fundamental principles of valuation and appraisal standards apply to an assignment in which the sales comparison and/or income approach is relevant in the scope of work, and details the development steps in the appraisal process through reconciliation. As part of the progression, the student will become acquainted with accepted methodology and techniques that can be applied in the assignment using the sales comparison and/or income approaches. Included and emphasized, through numerous illustrations and application case studies, are choosing comparable data, derivation and application of adjustments for various elements, derivation and application of rates of capitalization, and the logic and rationale applied during reconciliation. Also included is an introduction to the HP 12c financial calculator as well as discussion about using the sales comparison and income approaches in special situations.  See the school catalog (which can be accessed from the COURSES page) for a more detailed course description.

Required materials: Calculator (An HP 12c financial calculator is strongly recommended. The course includes instruction in the basic operations of the HP 12c including the key-strokes for the six functions of a dollar calculations. In lieu of the HP-12C, a financial calculator in which the attendee has a full understanding of its operation is required).

100% attendance is required.

This course is based on the 2008 AQB requirements for Licensed and Certified Residential credentials.

This course is approved by the Nebraska Real Property Appraiser Board for 30 hours of qualifying education. This course can also be used to fulfill continuing education requirements. NRPAB approval number: QE21406- L/CR006.

This course fulfills the Iowa Real Estate Appraiser Examining Board criteria(modular, AQB CAP approved, approved by the state appraiser board in which they are held) for qualifying education credit.

The approval by the Nebraska Real Property Appraiser Board is honored by the Nebraska Real Estate Commission for continuing education for sales persons and brokers and by the Nebraska Department of Property Assessment and Taxation for continuing education for Assessor recertification.

Appraisers in other states may be eligible to receive qualifying or continuing education credit and they should check with their state appraiser board.
