Residential Sales Comparison and Income Approaches
This course provides the basic theories, techniques, and procedures of the sales comparison and income approaches to appraisal including valuation fundamentals and data analysis, selecting and adjusting comparable sales, and applying the income capitalization method. A combination of theory and hands-on examples provide practical applications of real estate appraisal procedures.

This course is based on the 2008 AQB requirements for Licensed and Certified Residential credentials.
This course is approved by the Nebraska Real Property Appraiser Board for 30 hours of qualifying education or continuing education. Nebraska number L/CR006.
This course fulfills the Iowa Real Estate Appraiser Examining Board criteria(modular, AQB CAP approved, approved by the state appraiser board in which they are held) for qualifying education credit.
The approval by the Nebraska Real Property Appraiser Board is honored by the Nebraska Real Estate Commission for continuing education for sales persons and brokers and by the Nebraska Department of Property Assessment and Taxation for continuing education for Assessor recertification.
Appraisers in other states may be eligible to receive qualifying or continuing education credit and they should check with their state appraiser board.
