Mastering Unique & Complex Property Appraisal

This course will raise the level of awareness of the scope of work involved with assignments other than the everyday single-family residential appraisal.

Property types discussed include: Mixed-use; Unusual; Income-producing; One-of-a-kind.  Study includes significant case study work.

Learning objectives include better understanding of:  How an assignment can become complex; Considerations of appraiser competency; Recognizing when an assignment is complex and how to proceed in the appraisal process; Learning how to apply accepted methodology and techniques in a nontraditional manner for unique and complex properties; Creating awareness of how data collection and analysis requires specialized knowledge of specific and general data;  Understanding How unique and complex properties require the application of appropriate non-traditional valuation methods and techniques; Mastering how good logic and judgment are required in thinking through the rationale during the analysis process.

This course is designed to fulfill the 2008 AQB requirement for the Certified Residential 20 hour elective.

This course has been approved by the Nebraska Real Property Appraiser Board for 20 hours of qualifying education and 18 hours of continuing education.   NE #: QE2804

This course fulfills the Iowa Real Estate Appraiser Examining Board criteria(modular, AQB CAP approved, approved by the state appraiser board in which they are held) for qualifying education credit.

The approval by the Nebraska Real Property Appraiser Board is honored by the Nebraska Real Estate Commission for continuing education for sales persons and brokers and by the Nebraska Department of Property Assessment and Taxation for continuing education for Assessor recertification.

Appraisers in other states may be eligible to receive qualifying or continuing education credit and they should check with their state appraiser board.
