Course Information

Residential Report Writing and Case Studies

NRPAB #: L/CR007.  Residential Report Writing and Case Studies is deeply rooted in appraisal professional standards and best practices of an appraiser when communicating the opinions and conclusions of a residential appraisal. The course commences with a detailed discussion of USPAP Rules and the reporting options permitted by STANDARD 2. Appraisal writing skills are then over-viewed along with several examples of how the reasoning of an appraiser is expressed in typical appraisal reporting situations. Common reporting issues are then explored to illustrate the level of detail required in appraisal commentary so that appraisal reports are clear and not misleading (or fraudulent). Finally, the most common residential appraisal reporting form, the Uniform Residential Appraisal Report (URAR), will be fully illustrated along with the requirements of the Uniform Appraisal Dataset (UAD). The course concludes with an overview of several of the most common residential appraisal forms. 100% attendance is required.

This course is based on the AQB requirements for Licensed and Certified Residential credentials.

This course is approved by the Nebraska Real Property Appraiser Board for 15 hours of qualifying education. This course can also be used to fulfill continuing education requirements. NRPAB approval number: L/CR007. (This course CANNOT be used to fulfill the Nebraska Real Property Appraiser Board requirement for a report writing update and case studies course.)

This course fulfills the Iowa Real Estate Appraiser Examining Board criteria (modular, AQB CAP approved, approved by the state appraiser board in which they are held) for qualifying education credit.

Appraisers in other states may be eligible to receive qualifying or continuing education credit and they should check with their state appraiser board.

The approval by the Nebraska Real Property Appraiser Board is honored by the Nebraska Real Estate Commission for continuing education for sales persons and brokers and by the Nebraska Department of Property Assessment and Taxation for continuing education for Assessor re-certification.
