Residential Market Analysis and Highest and Best Use

The first portion of this course is designed to give students the tools needed to properly collect and analyze market data. Markets, sub-markets, market segmentation, supply side analysis, demand analysis and the importance of market analysis to the appraisal process are covered.
The second portion of this course focuses on the theory of highest and best use.
The two-step analysis along with the four tests for Highest and Best Use are covered in detail.

Required materials:  Calculator.

100% attendance is required.

This course is based on the 2008 AQB requirements for Licensed and Certified Residential credentials.

This course is approved by the Nebraska Real Property Appraiser Board for 15 hours of qualifying education and 14 hours of continuing education.   NRPAB: L/CR004.

This course fulfills the Iowa Real Estate Appraiser Examining Board criteria(modular, AQB CAP approved, approved by the state appraiser board in which they are held) for qualifying education credit.

The approval by the Nebraska Real Property Appraiser Board is honored by the Nebraska Real Estate Commission for continuing education for sales persons and brokers and by the Nebraska Department of Property Assessment and Taxation for continuing education for Assessor re-certification.

Appraisers in other states may be eligible to receive qualifying or continuing education credit and they should check with their state appraiser board.
